Monaca S. Onstad

President & CEO

Monaca Onstad is a powerhouse in placemaking and lifestyle strategy, and the founder and CEO of OnPlace Collective, the go-to consultancy for community leaders, developers, and builders creating thriving communities. With over two decades of experience in lifestyle, marketing, operations, and community building, Monaca has redefined what it means to create places people truly love. Before founding OnPlace Collective, she made her mark at Lakewood Ranch, where she designed the community’s lifestyle program, launched the Lakewood Ranch Farmers Market, and led the marketing and programming of Waterside Place, transforming it into one of the nation’s most vibrant master-planned communities. Today, Monaca leads OnPlace Collective in delivering bold, results-driven solutions — from amenity planning and lifestyle management to strategic marketing and information center operations. In 2024, OnPlace Collective received the Rising Star Award from the Sarasota Chamber of Commerce for its innovation, growth, and impact. Her work has earned national recognition, including Best Lifestyle Director in the U.S. (NAHB, 2018) and a place among the Top 4 Lifestyle Directors (2019–2022). Monaca serves on the Lakewood Ranch Community Activities Board, is an active member of the Urban Land Institute (ULI) Lifestyle 55+ Council, and the New Home Trends Institute (NHTI) MPC Council.

Cody Kincheloe

Chief Operating Officer

Cody Kincheloe is an operations and organizational leader focused on building scalable systems, improving performance, and helping teams operate with clarity and consistency. With a hands-on, disciplined approach, he aligns people, processes, and technology to support growth while maintaining strong service standards and accountability.

A U.S. Army veteran, Cody brings deep experience in logistics, team leadership, and operational strategy. He has led large workforces and multi-site service operations, strengthening workflows and implementing practical systems that drive efficiency and long-term success.

Cody holds a BBA and Lean Six Sigma certification. Originally from Texas, he is married with two sons and is passionate about creating lasting value for both organizations and the communities they serve.

 
 

Callie McBee

Vice President, Texas Division

Callie McBee is an operations and logistics leader with more than 15 years of experience building strong support systems for growing teams and new initiatives. She began her career in the United States Air Force, where she gained hands-on experience in structure, coordination, and readiness. That foundation shaped her leadership style and gave her a practical approach to solving problems and keeping teams aligned. She later moved into operational leadership roles within commercial real estate and large multi-office environments, where communication and process consistency were critical to success. Known for bringing clarity to fast-moving teams, Callie focuses on creating systems that work in real day-to-day operations and make it easier for people to do their jobs with confidence. Callie was recognized as a Top Women Leader of 2025 for her work in operational strategy and team development. She holds a bachelor’s degree in organizational leadership, which informs her belief that strong operations start with supporting people first. At OnPlace Collective, Callie leads Texas operations with a focus on building a reliable regional foundation, launching communities with care, and ensuring every team has the tools and communication it needs to succeed.

Mackenzie Straley

Vice President, OnMenity

Mackenzie Straley is a seasoned community building, placemaking, and marketing leader with over 8 years of experience in the master-planned development and home building industry. She leads OnPlace Collective’s OnMenity division, guiding all amenity consulting and community planning efforts for their diverse client portfolio. With a deep understanding of master-planned communities and how they operate, Mackenzie is dedicated to creating exceptional community experiences and delivering strategic, impactful results for clients. Before joining the OnPlace Collective team, Mackenzie spent four years at Lakewood Ranch Communities as Community Coordinator and Marketing Specialist. During her tenure, she worked alongside Monaca Onstad to oversee the lifestyle program for the community’s 30,000+ residents, including the award-winning Farmers Market at Lakewood Ranch and Ranch Nite Wednesdays. Under Monaca’s leadership, Mackenzie played a key role in activating and launching Waterside Place, and helped elevate The Ranch to the #1 best-selling multi generational master-planned community in the nation. A native Floridian, she holds a Bachelor of Arts in Public Relations and Advertising from the University of Tampa and lives in Lakewood Ranch with her Fiancé, Jack, and her beloved Duck Tolling Retriever, Ranger.

 
 

Tammy Schneider

Vice President, OnSpire

Tammy Schneider is Vice President of Marketing at OnPlace Collective, where she leads marketing strategy and growth for the OnSpire division. She brings a proven track record of building brands that connect, launching high-impact campaigns, and driving measurable results through integrated marketing and go-to-market execution.

Before joining OnPlace Collective, Tammy spent a decade with Brookfield Residential in progressive leadership roles, working on both land development and homebuilding sales and marketing initiatives across Texas. During that time, she played a key role in shaping brand positioning, elevating customer experiences, and supporting regional growth strategies. She has built a strong reputation for her strategic vision, leadership, and ability to turn complex projects into thriving, sustainable communities.

As a strategic leader in a highly competitive industry, Tammy partners with organizations to achieve their goals through brand creation and clarity, market expansion, and marketing execution. Her expertise spans digital transformation, brand positioning, and complex demographic targeting, turning data into actionable, high-impact marketing initiatives that deliver measurable business results. Beyond her corporate achievements, Tammy is driven by a passion for creating spaces and experiences that people truly value, believing in the power of thoughtful design and planning to enhance quality of life and foster a sense of belonging.

Amanda Arnold

Vice President, OnVie

Amanda brings a strong foundation in business-to-business sales, where she established herself as a strategic relationship builder and a results-driven professional. Motivated by a passion for people, connection, and the places they call home, Amanda transitioned into the lifestyle field to lead with purpose and create meaningful community experiences. Her leadership is rooted in empathy, clarity, and the belief that thriving communities start with engaged, supported teams. In 2022, Amanda joined OnPlace Collective as Vice President of OnVie, where she continues to leverage both her business expertise and her leadership strengths to shape impactful programs, elevate resident experiences, and cultivate strong partnerships across the communities she serves.

 
 

Ivelys (Evie) Tavarez

Vice President, Lifestyle Sales & Marketing

Evie is a dynamic real estate professional with over 20 years of experience spanning multifamily, residential development and sales, along with advisory and consulting work. From onsite sales to leading marketing teams and driving operational efficiencies, she brings a high level of energy, creativity, and care to everything she does. As Vice President of Lifestyle Sales & Marketing, Evie enjoys creating seamless, high-impact client experiences — both online and onsite — that blend strategy with storytelling. Her five years in higher education administration fueled her passion for coaching and developing teams, building systems that scale, and fostering meaningful connections. At her core, Evie is driven by a belief that great results start with great experiences — for clients, teams, and communities. Her love for life and family push her to lead with her heart and always connect with care and intention.

Jen Kovatch

Director of HR

As a licensed Pennsylvania attorney for the past 24 years, and with 12 years of experience in lifestyle programming in Lakewood Ranch, Jen brings a unique skillset to the OnPlace Collective team as Director of HR. Her professional experience bridges the gap between HR compliance and building strong teams united in the common goal of placemaking and helping residents “find their tribe” within their communities. For several years, Jen was part of the team led by Monaca in Lakewood Ranch launching large-scale community events, such as the now nationally recognized Farmers Market and wildly successful Ranch Nites weekly food truck rally, helping to make LWR the #1 best-selling multi-gen master-planned community in the country. Now tapping back into her legal brain, Jen is focused on streamlining internal HR processes, recruiting top talent, and helping to unify, support and reward the amazing OnPlace Collective team as we grow our formidable presence in the industry.
